Thimbleby Court is a purpose-built, 58-bed care home, explicitly offering high quality care through their support, companionship, encouragement, and security.

The original site comprised of grassland, earth, and vegetation, sloping dramatically from west to east.
The natural slope of the site has been used to the advantage of the design, creating varied facades, interesting external spaces, and most importantly a homely, residential feel throughout the scheme.

The building is designed to be partly single-story to the west of the site, moving to two-story to the east, utilizing the natural slope of the site and ensuring the home sits within the existing area. The entrance off Thimbleby Hill to the northwest of the site flows into the single-story element of the home, and east down the site to the two-story element overlooking the care cottages, existing houses on Lincoln Road, and the Lincoln Wolds AONB beyond. The single and double story elevations create an interesting appearance around the home, with some designed in the style of two-story houses, and some appearing to be single-story bungalows.
